If you would like to own your home rather than renting, but you’re worried that you can’t afford to buy, let’s take a look at what is making you think like this? Perhaps your financial situation is not the best, and you’re working to improve it. In this case you can make a plan and set budgets to get to where you need to be. Or, maybe while you technically can afford it on paper, there are reasons why you may not get accwepted for a mortgage, which can be frustrating.

Here are some suggestions for things that you can do if your plan is to purchase a home in the future. Sometimes, your financial situation isn’t actually as bad as you think, and there are options for you. So, if you’d like to find out more, feel free to read on. Please be aware that Mum’s the Boss is not a qualified financial adviser, so we would always recommend that you consult a licenced professional, and discuss your own circumstances with them before making any large financial decisions.

Save As Much Of A Deposit As You Can

The first thing that we want to talk about is saving as much of a deposit as you can. The more of the deposit you have, the easier it is to get a mortgage, and the less you’re going to be worrying about paying off in the future.

Now, we know that for a lot of people this is the hardest part. You’re probably paying rent already, and putting aside enough money per month, as well as the rest of your bills is incredibly tough. For most people, it takes years of saving, even two people saving, to be able to afford this, so be patient with yourself.

Research The Best Options For You

The next thing that you need to consider is researching the best options for you when it comes to the type of home that you want. What are the things that your ideal home must have? What size does it need to be and in what area? Do you need a garden, do you need good ublic transport links, do you need to be near family? When you’ve got this list, you need to determine whether this is realistic based on your budget. Or, at the very least, is this realistic to aim for?

If you’re hoping for six bedrooms, six bathrooms, a grand entrance hall and more, this is probably not going to work, and it’s probably not necessary either. But, if your goal is a smaller home, like a two or three bedroom property somewhere, this is a lot more manageable. When you know what you want, you have something to aim for, so that’s the goal here.

Look Into Different Types Of Mortgages

Finally, we briefly mentioned mortgages above but they are a huge part of the process. The majority of people can’t afford to purchase a property outright, and as such they’re going to need to get a mortgage to cover the rest of the cost. But, what people don’t seem to know is that there are multiple types of mortgage to take into account, some of which will be better suited to you. For example, if you’re self-employed or meet a few other criteria, it may be hard for you to get the standard type of mortgage, which is where contractor mortgages may be more suitable.

Once you have consulted a finanicial adviser to find out how much mortgage you would possibly be granted, and set a target for your deposit, then you have a budget for your home, and you will then need to look at what that will get you in the areas you are considering, and whether you can have everything on your want list, or if you will have to make a few sacrifices.
